How It Works
Different tile patterns create different looks but also produce different amounts of waste due to cuts at walls and edges.
The Formula
Total Tiles = (Area / Tile Size) x (1 + Pattern Waste %)
Variables
- Area — Total floor area in square feet
- Pattern Waste — Extra percentage: 10% straight, 12% brick, 15% diagonal, 18% herringbone
Example
150 sq ft with 12x24 tiles in herringbone: 75 base tiles + 14 waste (18%) = 89 tiles.
Tips
- Herringbone is stunning but costs more in labor and material waste.
- Brick offset (50% stagger) is the most popular pattern for rectangular tiles.
- 1/3 offset avoids lippage issues better than 50% offset on large-format tiles.
- Always dry-lay a test section before committing to a pattern.
